THE QUADRUM: FIRST AIRPORT OFFICE BUILDING COMPLETED

Today Norbert Schőmer, development director of international property developer AIG/Lincoln, presided over the opening of the first building of The Quadrum, an office development located next to Budapest’s Ferihegy International Airport. At the opening ceremony speeches were also made by Zsuzsa Fekete, sales director at AIG/Lincoln, and David Johnston, Office Negotiator at Cushman & Wakefield.

The Quadrum, an office park that will consist of four buildings, with a total area of 22 000 m2, is currently the largest airport office development in Hungary. Following the first, 6 000 m2 office building, a further three will be constructed at the site near to Terminal 2 of Ferihegy Airport. The total cost of the investment exceeds EUR 30 million. The exclusive letting agent for the office park is Cushman & Wakefield. 

Zsuzsa Fekete, sales director at AIG/Lincoln, said ”We are very proud to hand over another special development project near to the Ferihegy Airport, where our company has already proven its credentials through the construction of a logistics centre and retail park.The Quadrum, with its excellent buildings and landscaped environment, together with the variety of services offered by the adjacent Market Central Ferihegy retail park – also an AIG/Lincoln development – provide a city-like environment for the tenants moving into the office park.” 

David Johnston, Office Negotiator at Cushman & Wakefield added: “We can see great potential in letting The Quadrum office buildings, since the airport area fails category-A office buildings at the moment. The Quadrum might be the catalyst for the birth of a new office building segment in the area.“ 

The Quadrum office buildings are the first ones in Hungary to be built by the environmental conscious building method, Environmental Assessment Method (BREEAM) defined by the English Building Research Establishment (BRE). As a result of careful preparation on the designing and consulting side, the office complex has been graded „Very Good” on the BREEAM scale. (See details in the attachment).  

The satisfaction of tenants’ requirements is essential, which is continuously kept of high importance during the planning and construction phase of he 22,000 sqm The Quadrum office park. The buildings will be suitable for smaller tenants as well as for company headquarters of larger tenants. The offices of 2.85m internal height have both suspended ceiling and raised floor. 

The office park provides the employees and their guests with 419 parking spaces in the underground garage and further 275 spaces in the surface parking.  

The buildings, open to the landscaped garden, have separate reception, entry system, roof terrace, high-speed lifts, intelligent fire alarm system, dual power input point, card entry system for the common areas, entry-phone, railing-bar entry for the parking areas, CCTV and close to 500 sq m storage facility, which all contribute to the convenience of a category “A” office building.  

The 2 hectare area of The Quadrum is surrounded by parks, fountains, interior gardens and paths. The recently opened Market Central Ferihegy, also developed by AIG/ Lincoln, is situated 50 meters from the office buildings and provides a wide range of services (restaurants, cafés, bank branches, pharmacy and retail shops).  

The Quadrum office park, being built on the border of Vecsés, is the sixth office building development of AIG/ Lincoln in Hungary. Since the establishment of AIG/Lincoln Hungary in 1997 it has completed significant projects such as IP West, Infopark, Alkotás Point, Haller Gardens office buildings, Airport Business Park, M1 Business Park industrial park, and last but not least the Market Central Ferihegy retail park, which is the first retail development of the US based company. The airport development is the first one in Europe representing the Market Central concept of the mother company („power center” type of regional and shopping center). The first integrated retail park of 44.000 sq m accommodates 31 shops, which offer the widest range of goods, ranging from clothing,  grocery and restaurants to D.I.Y articles.
